I signed a contract to buy a mobile home and now the owner who doesnt really own it?

If you have a lease with the option to buy then title wasn’t transfered to you at the time of purchase. You could exercise the option to buy now, but if she still owes $13k and it’s not worth that, you better plan on moving. If you have been making payments she can’t evict you, but under the circumstances why would you stay. That’s the risk with a lease purchase, you don’t know the status of the title until it may be too late. You left out some important information such as If you excercise the option to purchase, what is the purchase price and what part of your lease payments, if any, are credited towards the purchase price? If she is unable to transfer title free of any liens, you might have some grounds for legal action, but talk to an attorney first.
