About 1980′s or earlier fleet-wood model single wide with larger master bedroom and garden tub with separate bath/shower. A 2nd 8×8 bedroom with a small bathroom in hall. A small kitchen, dining, bar living room combo. And a very small laundry room in hall. Not in great shape, but somewhat livable if your standards are low. Needs quite of bit of work to repair a leak on roof, floor repair and leaky faucets. The trailer sits on a spot that is not owned by trailer owner. The plumbing pipes need reworked and the septic tank needs reworking. Most of the windows are cracked and don’t seal properly. The floors have holes in places. I want to make a fair offer just to get the people out of it so I can either improve or move it out as it is an eyesore.

Old mobile homes as you describe don’t really have much of any value. Usually you can get them free if you are willing to move them. Usually the only way someone can get an old trailer like that off of their property is by saying if you want it, it’s yours, just haul it away. So the owners are renting a space on some land? You probably won’t have much luck trying to buy them out because where would they be able to go and live as cheaply as they are now, unless you make them an unbelievably good deal or they are ready to move anyway. Who owns the property? Any chance of them being evicted? What about buying the property and then evicting them?

How much will your “lot rent” be? I would be somewhat sceptical about this, especially concerning the septic tank. As that should be the responsibility of the land owner, more so if you are renting the lot. As for the dollar amount on the house… It’s not worth a lot, if anything. The repairs you mentioned will cost quite a bit. Low ball them with a $1000.00 offer. Even at that, by the time your able to move in, you will have paid above market value for this mobile home.
